Initial Meeting/ Consult

Whether you’re planning a new hotel, multi-family residential development, condominium, or renovation project, we begin with a detailed consultation to understand your vision and project requirements. Meetings can be held in person, by phone, or via video conference for your convenience. From complete property transformations to interior upgrades, no project is too large or too small. Our experienced team delivers professional project management and seamless execution from concept to completion.

Design Concepts

Following the initial consultation, we develop tailored design concepts presented through curated images, mood boards, and material selections. Every concept is thoughtfully aligned with your vision while incorporating applicable brand standards, project goals, target clientele, and the property’s unique location. Your feedback plays a vital role in refining the designs, ensuring the final concept perfectly reflects your expectations.

Floor Plans & Layout/ Space Planning

Once the design concepts are finalized and selections are approved, we prepare comprehensive floor plans and layouts tailored to the project scope, including reflected ceiling plans, floor and wall finish plans, and FF&E layouts. We also provide high-quality rendered views of guestrooms, bathrooms, and public spaces so you can visualize the design in a realistic setting. A fully coordinated set of tagged interior design drawings is delivered to support accurate pricing, permitting, and efficient contractor execution during construction.

Brand Submittals

33 Design Signatures provides a seamless approach to design, brand compliance, and procurement from concept to completion. We manage hotel brand submittals for leading franchises while coordinating the procurement of approved finishes, furnishings, fixtures, and equipment. Our team works closely with trusted global vendors to ensure exceptional quality and competitive pricing. Every specification, purchase, and submission is carefully managed to keep your project on schedule and aligned with your vision.

05.
Model Room

If at any point, the brand requires a nightstand sample, hotel flooring (carpet, tile, LVT, and more) , lobby lighting or the complete model room, 33 Design Signature group will work with you and the Brand to ascertain that a model room gets furnished for Brand walkthrough or approvals. Once the installation of Model room is complete, you will have the opportunity to make any changes before the FFE is ready to be sent out for production.

Procurement

33 Design Signature delivers a seamless procurement process for hospitality and residential projects, sourcing only the products you approve. We manage the purchasing of FF&E, finishes, furnishings, lighting, flooring, artwork, and other project essentials while ensuring exceptional quality and cost-effective value engineering.
